Why the same fault reads differently here

These pages exist because the second half of a diagnosis is the house. The appliance is the same appliance everywhere; what changes is the cabinet it was fitted into, the circuit it was wired onto, the air its condenser is breathing and how long it takes to get a van to the door. Four things account for almost all of that variation across our service area.

Build era, and the opening it left behind

A kitchen laid out in the late 1980s was drawn around a freestanding refrigerator and a slide-in range. A kitchen finished in the last decade was drawn around columns, a flush-fit dishwasher and a separate cooktop and wall oven. The two need different things from us. In the older stock the recurring problem is a modern built-in living in an opening that was never sized or vented for it, so the first question is whether the appliance can reject its heat at all. In newer stock the openings are right and the faults are the appliance's own.

Salt, and how far back from the water you are

Salt aerosol is a real failure driver within sight of the Atlantic and falls away quickly with distance. Where it applies, it is the first thing we inspect: condenser fin packs, exterior wall caps and damper pivots, hinge hardware, and the terminal blocks inside remote blower housings. A mile inland the same call is far more likely to be the part the owner suspected in the first place, and we do not waste an hour proving otherwise.

Power events

This coast sees roughly 68 thunderstorm days a year, and it has had multi-day outages in living memory — Matthew in 2016, Irma in 2017, Helene in 2024. Surge and brown-out damage to an appliance control is rarely dramatic and rarely immediate: one output stops working and the rest of the board carries on, sometimes weeks later. If a fault appeared after a storm or after the power came back, that timing changes the order in which we test.

Access

Half of these communities are gated with long internal road networks. A visit that is not on the resident list before the technician arrives costs a call from the gatehouse and, more often, the slot itself. Where a neighbourhood has open streets we can be much more flexible with the window. It is not a technical fact, but it decides how quickly a cold refrigerator gets looked at, so it is on every one of these pages.
