Sawgrass Country Club occupies the oceanfront end of Ponte Vedra Beach, north of Solana Road and either side of A1A, and a large share of its homes sit within a few hundred yards of the Atlantic. That single fact drives most of what we are called out for here, and it separates this community from every other address in 32082 that shares the same ZIP.
Salt at close range
Onshore wind carries salt aerosol continuously. Distance is the only real mitigation, and here there is very little of it. On the oceanfront villas and the homes on the first streets back, we find condenser fin packs matted within two years of a clean — salt holds atmospheric moisture against aluminium, the damp film binds dust, and the fin pack turns into felt. The refrigerator column runs long and warm, the compressor gets hot, and the owner reasonably assumes it is losing refrigerant. Usually it is losing air.
The same aerosol reaches places owners do not think of. Hood dampers on exterior wall caps corrode at the pivot and stop opening fully, so extraction weakens without the blower ever sounding different. Terminal blocks inside remote blower housings bloom green. Hinge pivots stiffen on refrigerator and oven doors, which takes the last inch off the door’s travel and leaves a gasket resting instead of compressing. The complaint that follows is condensation on the door face, and the cause is three feet away at the hinge.
Kitchens that predate the appliances in them
Sawgrass is one of the older developments on this stretch of coast, and a good number of its kitchens are retrofits into cabinetry that was laid out for appliances of an earlier generation. Column refrigeration in particular is sensitive to that. A column needs a defined intake and a defined exhaust, and a cabinet built for a freestanding unit rarely provides either.
We see toe-kick vents buried under flooring added in a later refresh, grille panels fitted flush because they looked tidier, and top exhaust paths closed off by a soffit. The appliance is rejecting heat into a sealed box and then breathing it back in. In a kitchen half a mile from the ocean, a blocked exhaust and a salted condenser together will keep a column ten degrees warm indefinitely, with nothing wrong inside the sealed system at all.
The seasonal house problem
A meaningful number of homes here are second residences. Appliances left running for months without use fail in ways that daily-use appliances do not, and the common factor is standing water.
An ice maker cycling in an empty house harvests into a bin nobody empties, and the cubes sinter into a slab that eventually stalls the harvest arm. A built-in coffee machine left full develops deposit in a circuit that never moves. Dishwasher door seals and drain traps dry out and shrink, so the first cycle run on return leaks at the door or vents sewer gas into the kitchen. A refrigerator left stocked and running unattended will hold perfectly until something small fails, and then hold nothing at all for six weeks.
None of that requires expensive intervention. Emptying the ice bin and switching the maker off, draining the coffee machine’s circuit, and running a short dishwasher cycle before a long absence prevents most of it. We would rather tell an owner that than come out to the consequences.
Coming back after a power event
Seasonal houses are also the houses most likely to have ridden out an outage empty. This coast has had multi-day outages in living memory — Matthew in 2016, Irma in 2017, Helene in 2024 — and the damage an owner finds on return is often not the damage that was done.
A control board that survived a surge frequently comes back with one output dead: the oven heats and the convection fan does not, the dishwasher completes a cycle but never heats, the refrigerator cools but the ice maker never calls for water. Inverter-driven compressors and their drive boards are the other pattern, and they can fail weeks after the event rather than during it, by which time nobody connects the two.
If you have been away, tell us when you were last in the house and whether the power was interrupted while you were gone. On a seasonal property that single sentence is worth more to the diagnosis than any symptom description, because it tells us whether we are looking for a fault that developed under load or one that developed standing still.
